AirDNA Debuts AI-Driven Revenue Management for Rental Operators

Operators often struggle to decipher why their nightly rates fluctuate or whether their pricing strategies actually hit revenue targets. AirDNA is now addressing this opacity with the launch of Adapt, a new platform that replaces traditional, rigid pricing rules with an AI-native system designed to provide transparent, automated rate adjustments.

The Denver-based data provider developed the tool following feedback from thousands of hosts who found existing systems overly complex. Rather than forcing users to manage dozens of manual rules, the platform allows hosts to define a primary goal—such as maximizing revenue, occupancy, or steady earnings—while the AI manages the underlying complexity. During beta testing, more than 14,000 listings utilized the software to refine their market positioning.

Rohit Bezewada, CEO of AirDNA, emphasized that the system is built to provide clear rationales for every price change, ensuring operators understand the "why" behind their automated rates. The platform draws on data from 15 million listings, offering features like daily dynamic pricing, custom competitive sets, and an AI assistant that tests alternative pricing scenarios. Chief Economist Jamie Lane noted that the tool bridges the gap between partial market views and the comprehensive data necessary for competitive performance. Adapt is available immediately, with integrations already live for platforms including Airbnb, Guesty, and Hostaway.
