Operational performance remains tied to its outpatient healthcare focus, with a $1.2 billion portfolio across 36 states. While the company currently has $99 million in properties under contract, leadership cautioned that the timing and completion of these acquisitions are subject to market conditions. Meanwhile, the firm is navigating a potential ownership transition involving a major tenant operating six behavioral hospitals, which contributed $0.4 million in rent during the quarter. By expanding its financial disclosures to include Funds Available for Distribution (FAD), the company aims to provide greater transparency into its capital recycling efforts and recurring expenditures as it attempts to drive long-term shareholder value.
