CES Properties Marks 57 Years With Rebrand and Woodinville Showcase

Amid a 57-year history of Pacific Northwest real estate development, Bellevue-based CES Properties is pivoting toward its future. On October 25, the firm will host its annual investor gathering at The Harvest in Woodinville, using the event to debut a refreshed brand identity that honors founder Ed Springman.

Since its inception in 1969, CES has functioned as a quiet bridge between private capital and regional development. The firm’s portfolio includes over 200 projects, bolstered by long-term partnerships with developers like Terrene Homes and The Cordillera Group. Recent notable work includes the luxury conversion of the former U.S. Bank building in Kirkland and the Jade Residences in Totem Lake.

The upcoming event at The Harvest—a project funded by CES and developed by VP Companies—highlights the firm’s strategy of backing high-profile community hubs. The site, which features the new Vaughn Gallery and upcoming dining venues from Michelin-starred chef Hari Nayek, serves as a backdrop for the firm’s transition. Principal Manager Randy Ginn described the property as a milestone for both the Woodinville community and the firm's investor base.

Financial performance remains the core of the firm’s narrative as it moves into this new era. To date, CES has raised $415 million in capital and returned $530 million to its investors. By maintaining a policy where principals co-invest in every deal, the firm aims to preserve the legacy established by Springman while scaling its operations across Washington, California, and the Mountain West.
