SKB and KCB Partners Buy Hillsboro R&D Campus for $30.9 Million

In the heart of Oregon’s Silicon Forest, ScanlanKemperBard and KCB Partners have finalized the $30.9 million acquisition of Trellis West. The four-building research and development campus, currently 90% leased, reinforces the firms’ commitment to the region’s semiconductor manufacturing ecosystem and advanced technology infrastructure.

The property sits within Hillsboro’s Sunset Corridor, strategically positioned less than three miles from major Intel campuses at Ronler Acres and Hawthorn Farms. Spanning 214,152 square feet, the campus is anchored by industry leaders including Applied Materials and KLA. The site is specifically equipped to handle high-intensity operations, boasting over 5.0 megawatts of power and specialized infrastructure tailored for R&D tenants.

For SKB, this acquisition marks the sixth asset added to their Oregon portfolio over the past two years, totaling more than one million square feet. SKB President Todd Gooding noted that the firm is targeting well-located properties capable of supporting evolving employers amid current capital market shifts. KCB Principal Romayh El Jurdi emphasized that the purchase aligns with their strategy of securing durable income from the semiconductor sector, marking the firm's third Oregon investment this year. SKB Vice President of Acquisitions Dixon Hinderaker added that the focus remains on acting as a responsive landlord to the existing tenant base, ensuring long-term retention within the Portland metropolitan area.
