Steamboat Springs Luxury Resort Secures $482.5 Million Financing

The capital for the project was provided by GoldenTree Asset Management, an firm overseeing approximately $70 billion in assets. A Newmark team including Jordan Roeschlaub, Nick Scribani, Tyler Dumon, and Holden Witkoff facilitated the transaction on behalf of the sponsor, Stockman Development LLC, which is led by Marquee Development.

The resort is set to feature 95 luxury residences alongside a 59-key hotel managed by Auberge Resorts Collection. Design efforts are spearheaded by OZ Architecture, with interiors handled by Nunzio Marc DeSantis Architects and residential sales managed by Berkshire Hathaway. The development aims to blend the local Western heritage of Steamboat Springs with high-end, contemporary hospitality amenities.

Located at the base of the Steamboat Ski Resort, the property will offer direct access to mountain recreation, including skiing, hiking, and mountain biking. This project follows the $250 million "Full Steam Ahead" reinvestment program led by Alterra, which has shifted the resort toward a year-round destination model. The Stockman is expected to anchor this ongoing transformation of the mountain's hospitality landscape.
