FOLSOM, Calif. — California real estate investors facing high-interest financing now have a new point of reference. Silverback Capital launched a “Second-Look” program this week, inviting borrowers to submit existing term sheets for a direct cost comparison against the firm’s own 7.99% APR fix-and-flip loan offer.

Qualified applicants can secure 12-month terms with financing covering up to 90% of acquisition costs and 100% of approved renovation budgets. According to CEO David Simmons, the goal is to ensure investors fully grasp their total financing burden before signing. The firm promises same-day scenario reviews, with formal term sheets delivered within 24 hours for those providing complete documentation. Final leverage depends on individual credit profiles, liquidity, and project specifics, capped at a maximum of 75% of the property’s completed value.
