Moving beyond median sale price metrics, Irvine-based ATTOM has launched an AI-driven Home Price Index designed to track residential market shifts down to the individual census block. The tool leverages thirty years of historical records to provide monthly updates and forecasts extending up to three years into the future.

The new index departs from traditional valuation methods by modeling millions of validated transactions into a continuous price stream. Rather than focusing on a snapshot of monthly sales, the system tracks underlying appreciation across single-family homes, townhomes, and condominiums. This approach aims to provide a more consistent baseline for predictive analytics and risk assessment in the mortgage and financial services sectors.

CEO Rob Barber stated that the platform marks a shift from raw data delivery toward actionable intelligence, allowing firms to integrate market forecasting directly into their own AI applications. Aaron Wagner, the company's head of data science, emphasized that the index is intended to reflect genuine market movement rather than the volatility of specific monthly sales volume. The solution is now available through the company’s existing API and cloud delivery channels, joining other valuation tools like the ATTOM AVM in the firm's broader intelligence portfolio.
