The project represents a shift in how developers prepare land for hyperscale and AI-driven infrastructure. By leveraging dual pipelines already present on the Texas site, Hedgehog plans to offer fully integrated, shovel-ready plots that bypass the typical delays associated with utility procurement. According to CEO Jeff Barber, the strategy focuses on firming up gas transport early, a step often overlooked in land development until a tenant is already under contract.

Idemitsu’s role goes beyond simple supply, as the energy firm is backing the infrastructure investment required to ensure the campus is operational by 2027. John Happ, Chief Commercial Officer at Idemitsu, noted that this proactive approach to pipeline capacity is intended to become a benchmark for Behind-the-Meter energy solutions. Marathon Capital, acting as the exclusive financial advisor, continues to oversee the commercialization and market positioning of the site, which remains a key asset in meeting the surging demand for high-density compute capacity.
