Located with direct access to I-95 and the Florida Turnpike, the site aims to capture demand in a supply-constrained submarket. According to Dan Domb, COO at Rockpoint, the firm’s strategy remains focused on high-barrier-to-entry areas where demand for modern residential inventory persists. Howard Erbstein, COO of The Kolter Group, noted that the partnership leverages the aligned platforms of both firms to expand their footprint in the region.
Rockpoint and The Kolter Group Partner on Palm Beach Gardens Project
A new 432-unit apartment community, The Sutton, is slated for development in Palm Beach Gardens, Florida, following a joint venture between real estate firms Rockpoint and The Kolter Group. Financing for the 17.6-acre project, which is scheduled for completion in 2028, has been secured through PNC Bank.
Residents will have access to a range of amenities, including a resort-style pool, fitness and wellness centers, co-working spaces, and a maker's studio. Interiors are designed with luxury vinyl tile flooring, quartz countertops, and stainless steel appliances. The development represents a continued push by both firms into the South Florida multifamily sector, with Rockpoint bringing experience from over 100,000 units managed since 1995 and Kolter contributing a portfolio of $40 billion in regional residential projects.
